We're starting with specialty coffee and local goods that we fulfill for pickup or delivery through our mobile app and micro-retail locations (street carts, micro kiosks, pickup windows). Our long term vision is to offer local businesses the same technology and tools, making their goods accessible in new neighborhoods for people to discover and love. We're rapidly expanding our reach in NYC and are looking for a driven and experienced Director of Real Estate to lead our expansion in the city. Position Overview Based in Williamsburg Brooklyn, the Director of Real Estate will support our retail expansion strategy by overseeing all real estate related activities for new location openings for both brick and mortar retail and our carts. This includes site selection, analytics on target markets, lease negotiation and execution, and ongoing portfolio management. This position requires operational excellence and the ability to efficiently plan and prioritize across multiple projects and partners. The Director will work with internal cross-functional partners, both prior to, during and after negotiations. In addition, they will be responsible for developing and managing external relationships with brokers, landlords, developers, and other relevant third-party vendors/consultants that are supporting Blank Streets expansion. This role will report into the Head of Real Estate and Development. Key Responsibilities Site selection through lease finalization Partner with internal stakeholders to ensure real estate supports and enhances construction and regulatory requirements, design, brand, marketing, merchandising, and store operations. Partner with brokers, landlords and developers as needed to execute Blanks retail strategy. Lead target market diligence, including data-driven processes to evaluate and compare sites and trade areas; drive innovation in site selection processes and tools. Own negotiation and execution of development deals, leases, renewals, expansions, subleasing and other transaction types with landlords, brokers, and legal team. Help create a playbook to execute a repeatable process for new locations key requirements that meet Blank Streets financial and regulatory needs and brand specifications. Conduct site visits, market visits and provide comprehensive reviews. Requirements 8-10 years real estate experience 5
years in retail real estate with a focus on hospitality and service-led brands Strong financial/quantitative acumen; data-driven decision-making Successful track record of managing external partners Strong budget and project management skills Ability to work within an ambiguous environment and manage change Excellent written and oral communication skills Ability to meet tight deadlines and prioritize workloads Thrives in a fast-paced, always-changing and often ambiguous environment Driven, creative problem solver that consistently acts with integrity, speaks up, and assumes best intentions. Salary Range:
$150K -- $200K
Minimum Qualification
